Interior vs Exterior BPOs: Differences, Fees and Which to Take
Interior orders pay more but cost more time and coordination. Here is how experienced agents choose.
Almost every BPO order you receive will be one of two types: an exterior (drive-by) or an interior. Knowing the difference matters because it changes your time commitment, your fee, and whether you should accept the order at all.
Exterior BPO
You inspect the property from the street. No appointment, no contact with the occupant. You photograph the front, the street scene and any visible condition issues, then complete the valuation form using comparable sales. Typical time: 45 minutes to 90 minutes including the drive and the report.
Fees: generally lower, often in the $35 to $75 range. Upside: fast, predictable, easy to batch several in one trip.
Interior BPO
You must gain access to the property, usually by coordinating with the occupant, a listing agent or a property preservation contact. You photograph every room, note condition and repairs, and complete a more detailed form. Typical time: two to three hours once you include scheduling.
Fees: higher, commonly $60 to $150. Downside: access can fall through, occupants can be uncooperative, and vacant or distressed properties carry safety concerns.
Which pays better per hour?
On paper, interiors. In practice, it depends on how many interior appointments fail. If one in four falls through, your effective rate drops sharply. Many agents find a mix works best: exteriors as the volume base, interiors when the fee justifies the coordination.
Watch for mislabelled orders
Order emails do not always say clearly which type you are being offered. Some vendors bury it in the body, some in the subject, and occasionally the wording is ambiguous. How to set your filters
- Decide a minimum fee for each type. Most agents set a higher floor for interiors.
- Decide a radius for each type. Driving 30 miles for a $40 exterior rarely makes sense; it may for a $125 interior.
- Consider a daily cap so a burst of accepted orders does not wreck your week.
