What to Do When a Homeowner Confronts You During an Exterior BPO
Sooner or later someone asks why you are photographing their house. Here is what to say.
Photographing a house from the street eventually draws attention. Most encounters are brief and friendly if you are prepared.
Stay on public property
Take exterior photos from the street or sidewalk. Never enter the yard, driveway or porch on a drive-by order.
Be ready with a simple explanation
Keep it short and neutral: "I'm a licensed real estate agent completing a routine property valuation. I only photograph from the street." Avoid discussing the owner's loan or why the valuation was ordered; you often do not know, and it is not your information to share.
Carry identification
Have your licence and a business card ready. Some agents keep a copy of the order to show it is a legitimate assignment, without revealing borrower details.
De-escalate
- Stay calm and polite.
- Do not argue about your right to be there.
- If someone is upset, finish quickly or leave.
If you cannot complete the photos
Leave, and note in your report that the occupant objected and which photos you could take. Vendors understand.
Safety first
If you ever feel threatened, leave immediately and contact the vendor and, if necessary, the police.
