BPO vs CMA: What's the Difference?

Both use comps and both come from agents, but a CMA and a BPO serve very different customers.

Agents new to BPOs often ask how they differ from the Comparative Market Analyses they already prepare for sellers. The skills overlap; the purpose and audience do not.

Who it is for

  • CMA: a homeowner deciding how to list, prepared by the agent hoping to win the listing.
  • BPO: a lender, servicer or investor who needs an independent opinion of value.

Is it paid?

A CMA is usually free, a sales tool. A BPO is a paid assignment.

Format

A CMA can be any format that persuades a seller. A BPO follows the vendor's standard form: subject details, condition, typically three sold and three active comps, adjustments, and suggested list and sale prices.

Independence

A CMA is inevitably shaped by wanting the listing. A BPO must be objective; you have no stake in the outcome, and reviewers check for bias.

Review

Nobody reviews your CMA except the seller. Every BPO is reviewed, and your quality affects future assignments.

Why CMA experience helps

If you are good at CMAs, you already know how to find and adjust comps and read a local market. BPOs add structure, deadlines and review, and pay you for every one.
